Two recent innovations in mid-rise residential design inspired the core of this proposal: the adoption of a European single stair building strategy and an ecologically-friendly, heavy timber and cross-laminated wood structural system. A modular design provides programming flexibility, allowing for a variety of unit types: studio apartments, one and two-bedroom flats, as well as three-bedroom two story “loft”-style family apartments, a housing option notably absent from most mid-rise developments. Almost all the units have private balconies, in addition to a communal roof garden and generous amenity spaces. The design utilizes a prefabricated cladding system that is economical and will also streamline construction. The brick, cedar siding, weathered copper and glass cladding give the tower a warm, contemporary look, well suited to its eclectic, residential neighbourhood.
